JTC (Jurong Town Corporation) is a statutory board established in l968 under the Jurong Town Corporation Act (Cap l50) and it has played an important role in the industrial development and growth of Singapore. JTC provides facilities for manufacturing and related operations and has developed some 7000 ha of land and 4 million sq. metre of space for some 7000 companies.
HDB (Housing & Development Board), also a statutory board under Ministry of National Development (MND). It was formed in February 1960 HDB manages a total close to 12,000 ready-built factories and industrial land leases located island-wide catering to a wide spectrum of customers' needs. These properties include low rise workshops, warehouses, high-rise factories with vehicular ramps for access, specialized high-rise food factories and motor-vehicle service and repair complexes, and land-based properties. Majority are for rental. Most of the trades that can be accommodated within these properties and developments are Clean and Light industries and some small-scale General industries and they are grouped together to form an industrial estate or park for example Ang Mo Kio industrial Park and Defu industrial Estate

Singapore Factory Type Provided By JTC
JTC Standard Factories are typically low-rise and meant for a single user. They can be detached, semi-detached or terrace units. They have a ceiling height of up to 7 metres and up to 3 stories. They are designed for businesses in the heavy industries, which require larger ground floor space for the movement and storage of goods. These factories are located in Jurong, Tuas, Changi and Woodlands Industrial Estates. Launched on a quarterly basis, standard factories generally allow tenures of up to 30 years. Applicants are assessed based on the company's economic contributions, investment commitments, and land optimisation efforts, if applicable.
JTC Flatted Factories are high-rise multi-tenanted developments with common facilities such as passenger and cargo lifts, loading/unloading bays and car parks. JTC also has two ramp-up blocks with direct vehicular access to the units. These flatted factories are located in Chia Ping, Woodlands, Ayer Rajah and Jalan Tenteram. They are designed for clean and light businesses which require functionality, production flexibility and space utility. Application is on first-come-first service basis. Interested parties can apply online on JTC's Customer Service Portal.
JTC Terrace Workshops are low-rise, single storey factories with common compound. They are suitable for small businesses which require ground-floor access. These terrace workshops are located in Jurong, Pioneer Road North, Tuas, Tai Seng, Ubi, Kranji Loop, Pandan Loop and Woodlands Road. JTC launches terrace workshops on a quarterly basis. Facilities that are launched typically have a tenure of up to 3+3 years. Applicants are assessed based on the strength of their businesses and investment commitments.
JTC Small Footprint Factories
JTC has revolutionised its standard factory development with a new product concept that is 3-storey high and utilises a smaller footprint. Targeted at the Small and Medium Enterprises, the Small Footprint (SFP) Standard Factory units have floor areas ranging from 700 to 1,400 square meters, achieving a plot ratio of 1.19.
The factories incorporates many structural provisions, such as corbels, bolting points and removable concrete slabs, to enable different material handling systems of up to two tons, to be easily installed by the user without needing to modify the building structure. The structural provisions and the choice material handling systems will enable goods and machinery to be moved into, within and out of the factories fuss-free.
The SFP offers industrialists a 'win-win' solution. By taking up less land, these factories will free-up valuable space and potentially offer lower land rents for occupants, considering the relatively smaller land take-up as compared to a typical standard factory. The development is under construction at a 1.51 hectare site at Tanjong Kling and 18 factory units are expected to be ready by end July 2012.
JTC Surface Finishing Complex is designed for companies engaged in electroplating and other processes to make metal products more durable. Envisioned to be a multi-storey, multi-tenanted facility, the complex aims to minimise its water and carbon footprint. The complex features environmentally friendly common services and shared utilities.

HDB Industrial Shops are normally 4 storey high, housing light and non-pollutive industries in areas of high population density.
HDB Industrial Complexes are high-rised and equipped with newer and better facilities such as higher electrical and floor loading. They also come with ramped-up design to allow vehicles to drive up, load and unload goods right at the doorstep.
HDB Prototype Factory (Stand Alone or Semi-Detached) are mainly stand alone factories, ideal for manufacturing, storage activities cum ancillary office use.
HDB Terrace Workshop are mainly single-storey, low-rised workshops that provide ease of movement of machinery, forklifts and goods.
